For UK estate & letting agents

An AI assistant that answers every property enquiry in under a minute.

Lytle.ai replies to your Rightmove, Zoopla, OnTheMarket and website enquiries around the clock, qualifies applicants on chain position, affordability and move-in date, and books viewings straight into your diary. Priced in pounds, built with UK GDPR and Equality Act guardrails.

Where UK branches lose instructions

Portal enquiries arrive out of hours

Rightmove and Zoopla enquiries peak in the evening. If nobody replies before the morning, the applicant has already booked viewings with three other agents.

Negotiators buried in unqualified applicants

Budget, chain position, mortgage in principle, deposit, right to rent, move-in date — asked by hand, over and over, for applicants who were never going to proceed.

Viewing diary ping-pong

Four messages to agree a viewing slot, then a no-show because nobody sent a reminder the night before.

What it does for you

Instant reply on every channel

Rightmove, Zoopla, OnTheMarket, your website widget and SMS — answered in under a minute, in your branch's tone of voice, around the clock.

UK-shaped qualification

Chain position and mortgage in principle for sales; affordability multiples, guarantor need, pets and right-to-rent status for lettings. Scored and summarised before a negotiator picks it up.

Viewings booked into your diary

Slots pulled from your calendar, confirmed by SMS and email, with automatic reminders to cut no-shows.

Per-property knowledge

EPC rating, council tax band, tenure, service charge, ground rent, deposit and holding-deposit terms — answered from your own facts, not a generic script.

UK compliance guardrails

Equality Act 2010 protected characteristics blocked from screening, UK GDPR/PECR consent captured before marketing messages, STOP honoured, and valuation or fee negotiation escalated to a human.

Sales and lettings side by side

One assistant handles applicants, vendors and landlords, routing tenant and maintenance messages away from the new-business pipeline.

Built for UK rules

  • Equality Act 2010 — no screening or differential treatment on protected characteristics.
  • UK GDPR — you are the controller, Lytle.ai is your processor; access, correction and deletion handled from the contact record.
  • PECR — marketing and nurture messages only where consent is captured and recorded, with immediate opt-out.
  • Consumer Protection from Unfair Trading Regulations — the assistant answers from your own property facts and escalates anything it cannot verify.
  • Right to Rent and AML checks stay with your staff; the AI collects information but never makes the decision.

This is practical guidance, not legal advice. Confirm your obligations with your compliance lead or solicitor. Full detail is in the UK compliance guide.

Questions UK agents ask

Does Lytle.ai work with Rightmove and Zoopla enquiries?

Yes. Portal enquiries reach you by email and SMS, and both can be routed into Lytle.ai so the applicant gets a reply within a minute. Website enquiries are captured directly by the embed widget.

Is it UK GDPR compliant?

Lytle.ai acts as a processor for the personal data you put into it, under your instructions. You remain the controller. Data subject requests — access, correction, deletion — are handled from the contact record, and our GDPR page sets out subprocessors, transfers and retention.

How does it handle the Equality Act?

The assistant is instructed never to screen on protected characteristics such as race, religion, disability, sex, age, pregnancy or sexual orientation, and never to vary the offer or availability based on them. Qualification is limited to lawful, property-related criteria you configure.

Can I be billed in pounds?

Yes. UK visitors see GBP pricing automatically and are charged in pounds at checkout. VAT is calculated at checkout based on your location; Paddle acts as merchant of record and issues the invoice.

Does it send marketing texts?

Only where you have a lawful basis under PECR. The assistant replies to enquiries the applicant started, and any ongoing nurture cadence requires consent captured and stored against the contact, with an opt-out honoured immediately.
